We welcome you to the Ranch and want you to enjoy your stay and relax with us. Take a moment to read through and follow the Guidelines to ensure you're able to maximize your experience with us. We are a working ranch, and you will be camping in nature. There are trees, bugs, animals, heat, cold, rain, sun, wind, pollen, and a whole lot of other natural phenomena that we can’t control. Use your best judgment on what to bring for a pleasurable camping experience. You need to be aware that we have horses, dogs, cats, and wildlife throughout the property. We also have farm machinery that is used daily and electrified fences. Your safety and the safety of our animals is a top priority, we would appreciate and advise that you pay close attention to warning signs and notices. Be prepared and take into account our Cancellation and Change policies as you plan your trip. Any concerns and/or clarification needed with the guidelines or if you can't find the answers you may have below, please call and we will be happy to assist you.
Check-in time is between 12pm and 6pm, only. Check-out is 11am.
EARLY CHECK-IN OR LATE CHECK-OUT – We are a working ranch and have a lot of chores, maintenance, and activities happening. Knowing that, please do not arrive early without prior approval and instructions from us or we will have to turn you away until your site is ready. Early check-in is available with a required fee: Arrival before 12:00 PM is $40.00. Late checkout has a fee of $40.00 and it allows you to use our facilities until 3:00 PM. You can also have a regular check-out time but utilize our facility until 3:00pm for fee of $25.00. Staying on the premises past 12:00 PM on your departure date, without prior approval, is prohibited and can result in the termination of future reservations. Plan your travels accordingly so you’re not disappointed if we can’t accommodate you for early or late arrival. Early check-in and check-out are not a guarantee.
Please leave your site the way it was upon check-in, free of litter inside and outside of the Tipi. Any extra cleaning will result in a $25 fee that will be charged to your credit card on file. A $100.00 charge will be placed on your credit card when you make your reservation and will be credited back to your credit card once management has inspected the tipi and site for damages after you check out.
Cancellations can be made via our online reservation portal or via phone. We do not accept cancellations or changes via email. We cannot give refunds due to weather conditions, nor do we refund once you have checked in or for early departure. If you need to change your current reservation dates, do not make a new reservation online, or you will be charged a $35 fee if you use our online portal to cancel and make a new reservation with the new dates or site.
All reservations are subject to a $35.00 standard cancellation fee from the time of booking until the cancellation window closes, at which time the reservation becomes non-refundable and non-changeable. Cancellations done at least 21 days prior to arrival date will receive a full refund minus the standard cancellation fee. Cancellations done at least 14 days prior to arrival date will receive a 50% refund minus the standard collection fee. Cancellations done less than 14 days prior to arrival are non-refundable. However, if we are able to re-rent your site to another family, we may be able to give you partial credit.
All date and changes must be made at least 21 days prior to the arrival date. We will not move your dates to the following year. Date and changes made with less than 21-day notice will be subjected to cancellation and loss of full or partial deposit, and then a new reservation will need to be made.
Your reservation will be canceled if you do not arrive on the first night of your reservation date. If you decide to arrive the following day instead, please call the office and let us know ahead of time.
Pets are welcomed at the ranch. There is a fee for bringing your pets with you. Proof of rabies vaccination is required. At any point that pet guidelines are not followed, we reserve the right to have you leave the premises and no refunds will be given.
After you make your reservation, you will receive a confirmation that contains a waiver. There will be an email address contained in that waiver that you will need to send the rabies information to prior to checking in.
Pets must be on a leash at all times while on and off Thunder K Ranch. As mentioned before, the campsite is on a working ranch, and we have our own dogs that run the property and assist in our operations. We also have horses that are grazing in the fields. Please do not feed the horses treats, fruits, or vegetables. They are on strict diets and introducing and giving them these items can be hazardous and terminable. DO NOT try and pet the horses. Pets are not allowed to associate with, chase, or herd the ranch animals.
Excessive dog barking is not allowed. Aggressive and dangerous pets are not allowed.
Pets are not allowed to be left outside alone. Someone needs to be at the site with the pet at all times and crates may be used. Pets are not allowed to be left alone and/or crated inside the tipi, and they are not allowed to be locked in an unoccupied vehicle for any length of time while on the ranch. You must bring your pet with you if you are leaving for the day.
Please be considerate and clean-up after your pet. If you do not clean up after your pet, you will be asked to leave the campground. A cleaning fee will be charged if pet poop is found on or around the camp site after you have checked out. If you do not have any bags to clean up your pet's poop, they are provided for you and are located inside your tipi.
Your visitors are NOT allowed to bring their pets to the campground.
Quiet hours are from 10:30pm to 7:30am.
There is plenty of hiking to do in the woods, sounds of nature and wildlife to listen too, ranch entertainment, and sites to see, to keep you busy. Talking around the fire cauldron offers plenty of entertainment as well. You may want to listen to music or watch an outdoor TV at your site. Please keep in mind that neighbors and us, may not want to listen in, so keep programming and volume appropriate so that it is not disturbing.
During Quiet Hours, please limit sound and light to the campsite site or fire pit areas during this time. This can be difficult for some individuals who are accustomed to a lot of ambient noise and light in the evening and night hours. Camping in a Native American tipi is a doorway to connect with nature and to facilitate the search for peace within ourselves. Of course, we want you to have a great time doing it so you may have to whisper to keep your voice quite at night.
Thunder K Ranch wants to ensure that our registered campers get the most out of their Tipi camping experience. Some registered campers would like to have guests come and visit them during their stay. We think this is a great idea! Unfortunately, only registered campers can use our facilities. If your friends or family members want to come swim in the creek, join you for dinner or just relax with you for the day around the fire pit and make smores, please pre-register them with us before they arrive.
All visitors MUST be registered by you ahead of time with payment of fees arranged. Unregistered visitors will NOT be permitted into the park. Visitors are NOT allowed to bring pets during their visit.
If your visitor is just stopping by for a quick hello, the visitor fee still applies but will be reimbursed if less than a 30-minute visit. Please ask us for details.
Day visitors are $15 per person (children 3 and younger are free) and are welcome to visit with you from 10:00 AM until 8:00 PM.
Overnight visitors are $20 per person (children 3 and younger are free) and are welcome for the night and up until 11:00 AM the following morning. Keep in mind, the maximum sleeping occupancy is 6 adults.
Thunder K Ranch reserves the right to not allow guests for any reason. Any behavior of a guest that violates our ranch policies may result in the guest(s) and/or registered camper(s) being asked to leave without a refund.
We got your six, you don't need to worry about firewood. Firewood is provided by Thunder K Ranch ONLY. Even if you purchase or bring wood within the state of NH, it does not make the wood free from invasive bugs that threaten the existence of our beautiful trees at our Ranch. For that reason alone, we provide your Firewood.
We are in an area with many trees, shrubs, and dry material. Please keep your campfires low and inside the Cauldron and Woodstove provided. Bonfire-type fires are not permitted at any time in any area of the campground or Ranch. Fireworks and sparklers are prohibited.
We try to keep our trees healthy and plentiful. Please do not break off branches from trees whether they appear dead or not. We provide the fire starters for you as well. The use of lighter fluid, gasoline, and diesel fuel to start fires is prohibited. Fires are only allowed in the Kampfire Cauldron that is located in the fire pit area and in the woodstove located inside the Tipi. No exceptions.
The Kampfire Cauldron is not only a fire pit, but also a grill and cooking surface as well. Immerse yourself into the cowboy and Indian lifestyle and prepare your meals like they did in the old west. Nothing compares to a cup of "cowboy" coffee! We know because we have it every morning. The Kampfire Cauldron is also for sale if you'd like to take one home with you. Ask us for details.
Smoking is not permitted in the tipi. You can smoke outside and must dispose and extinguish your butts in the designated pots located in the following areas: Dining, Fire pit, and outside the tipi. If butts are found outside of these areas and on the grounds, a $25.00 fee will be deducted from your security deposit.
Alcohol is permitted at the ranch as long as you are 21 years old at time of consumption. All Federal and State laws apply. Disorderly conduct will not be tolerated at any time. Do not drive any vehicles for any length of time or distance when you are under the influence of alcohol. Use of firearms and/or the gun range is not permitted if you are under the influence of alcohol. Horseback riding is not permitted if you are under the influence of alcohol.
Marijuana and other recreational drugs are illegal in the State of NH and are prohibited from being used in or brought onto the ranch. If marijuana and/or other recreational drugs are used or suspected of being used, we reserve the right to ask you to leave the ranch and no refunds will be given.
Bicycles, Electric Scooters and Bicycles, are permitted at the ranch but cannot be ridden around the horse paddocks and fields. There is nowhere to charge an electric vehicle.
Boats and Kayaks are permitted but cannot be used at the ranch.
ATV's, UTV's, and other Power Wheels are permitted but cannot be used at the ranch.
Drones are not allowed anywhere on the ranch.
Thunder K Ranch is a full-service FFL Dealer, we offer a huge selection of firearms and accessories on our online store. With that said, you can schedule range time at our gun range. There is a fee of $20.00 an hour, per person. Our range has a variety of steel targets and gongs, a "Texas" star, Self-healing Torso targets, shooting walls and barriers, various distances to shoot from. We also have stands for paper targets. Paper targets are not supplied by Thunder K Ranch but can be purchased on site for a fee or you can bring your own. The state of New Hampshire is a constitutional carry state, and all State and Federal gun laws apply. Ask us about scheduling or for more details.
Additional ammunition is available for purchase at the ranch. We have popular caliber sizes available 9mm, 40 S&W, 45 ACP, and 223 Rem/5.56 Nato. We can order any specific cartridge for you and have them ready for when you arrive (14 days advanced notice is needed on orders).
If you would like to try your hand at testing your lumberjacking skills, we also offer Ax Throwing. You can schedule time on our ax throwing lane and area for a flat fee of $20.00 an hour. Official throwing axes are provided by Thunder K Ranch or your welcome to bring your own. You can also book a beginner lesson for and additional $15.00.
Any disorderly conduct, horse play, and unsafe practices are prohibited, and we reserve the right to refuse anyone the use of the gun range and ax throwing area, as well as ask you to leave the ranch and no refunds will be given.
To provide you with the best Tipi camping experience, the maximum occupancy is 6 people. We understand that there are extenuating circumstances, and you can discuss those with us as necessary.
Thunder K Ranch reserves the right to cancel any trail ride due to weather, safety of horse(s), and safety of the rider(s). If a trail ride is cancelled due to weather or safety of horse(s), the participant(s) will receive a refund. If at any point the participant(s) mistreat the horse(s), Thunder K Ranch can cancel the trail ride or ask a participant(s) to dismount the horse and leave the trail ride and a refund will not be given. Riding under the influence of alcohol is not permitted. No Shirt, No Shoes, No riding. Riders must wear closed toe shoes. Crocks are not permitted. Shoes with a heel are preferred but are not necessary. Boots and Tennis Shoes are appropriate to wear. No dresses or skirts allowed. Riders might want to apply bug repellent to themselves. Riding helmets are required for all riders and will be provided by Thunder K Ranch. You are more than welcome to bring your own helmet.
Thunder K Ranch is an equine facility. All equine inherent laws apply. "Inherent risks of equine activities" means those dangers and conditions which are an integral part of equine activities, including, but not limited to: (1) The propensity of an equine to behave in ways that may result in injury, harm, or death to persons on or around them. (2) The unpredictability of an equine's reaction to such things as sounds, sudden movements, and unfamiliar objects, persons, or other animals. (3) Certain hazards such as surface and subsurface conditions not obvious to the equine participant or not known and reasonably not known by the equine professional or sponsor. (4) Collisions with other equines or objects that can be reasonably foreseen as a result of normal equine activities. (5) The potential of a participant to act in a negligent manner that may contribute to injury of the participant or others, such as failing to maintain control over the animal or not acting within the participant's ability; except where said negligence can be reasonably foreseen and the equine professional or sponsor has failed to take any corrective measures. "Participant" means any person, whether amateur or professional, who engages in an equine activity, whether or not a fee is paid to participate in the equine activity.
Thunder K Ranch, Thunder K Ranch Associates and Professionals, or any other person engaged in an equine activity, shall not be liable for an injury or the death of a participant resulting from the inherent risks of equine activities and, no participant's representative shall make any claim against, maintain an action against, or recover from any other person for injury, loss, damage, or death of a participant resulting from any of the inherent risks of equine activities.
